About the Owner Growth Index

What is the Owner Growth Index?

The Owner Growth Index (OGI) is a single 0–100 score that summarizes the health of a property management company's marketing engine. It combines seven signature metrics across three dimensions — Growth, Efficiency, and Value — each benchmarked to the company's portfolio size, into one number you can track over time.

How is my score calculated?

Each of the seven metrics is scored 0–100 against benchmark bands for your portfolio tier (floor, target, and elite thresholds). Those metric scores are weighted — Growth and Efficiency at 35% each, Value at 30% — and combined into your overall Index. The calculator does this live as you move each slider.

What counts as a good Owner Growth Index?

Scores map to five bands: Critical (0–34), At-Risk (35–49), Healthy (50–64), Strong (65–79), and Elite (80–100). A Healthy score means the engine is on-track; Strong and Elite indicate you're outperforming comparable portfolios.

Why does portfolio size change the benchmarks?

Growth economics differ sharply between a 200-door operator and a 2,000-door one — cost per lease, achievable velocity, and ROI expectations all shift with scale. The Index benchmarks each metric against companies in your size tier so the score reflects realistic targets, not a one-size-fits-all bar.
